Total Home Renovation – Old Arlington

A wooded ravine lot in a picturesque suburban Columbus, Ohio neighborhood revealed this home’s potential to its new owners and their two young children. But the floor plan required significant changes for the needs of a modern family, mechanical updates were evident, and signs of yet to be determined structural problems were apparent.

The owners turned to J.S. Brown to add curb appeal on the outside and create a traditional, but dramatic interior. The work was extensive enough that the remodel took place prior to move-in. Overall, our focus was on improving the views, increasing natural light, raising ceiling heights and improving traffic patterns throughout the house.

Among the items on the owners’ wish list was to open up the first floor while maintaining the spectacular views of the wooded lot. Maximizing kitchen space was also a high priority as was a first floor office and a renovated basement to serve as a large family-friendly space.

A two-story addition – with basement – was built in the space where an unattractive screened-in porch once stood. This allowed us to expand the basement and build a first floor office as requested, while adding space for a master bath with walk-in closets on the second floor.

To add ceiling height, raise floors (where necessary) and enlarge rooms, J.S. Brown added gable dormers to the roofline. This also offered more natural light on the second floor and gave the house additional stature to stand out on the wooded ravine lot.
